How It Works

You got it under contract. We'll get you to the finish line.

01

Upload the purchase agreement

Drop in the signed contract as soon as it's ratified. That's the starting point for everything else.

02

Deal terms get extracted

Dates, parties, contingencies, and financing terms are read out of the agreement by AI, rather than retyped by you.

03

You confirm the details

One quick pass to confirm what was found and fill in anything the contract leaves open.

04

Get notified before every deadline

A state-specific checklist with computed deadlines, and notifications as each one approaches — so nothing depends on you remembering to check.

Why It's Different

On a contingency deadline, close enough isn't good enough.

From Your Purchase Agreement

“Buyer shall have ten (10) days from the Effective Date to complete inspections.”

Computed Automatically

Inspection Deadline: May 12

Generic Checklist Software

The same timeline, no matter what your contract says.

Templated checklists don't know what your agreement actually contains — you're still cross-checking dates by hand.

Tracd

The dates your contract actually says.

Each deadline is computed from the contingency periods written into your own agreement.

Client Portal

Your clients get their own window into the deal.

Each transaction includes a secure, read-only link that you can share — no account, no app download. They see a plain-language summary of where things stand and the documents on file, kept current without a single status-update call from you.

Pricing

Simple, transparent, per agent.

Questions

Good to know before you start.

Is this a digital transaction coordinator?+

Not exactly. It's a digital alternative to hiring a TC. Tracd doesn't schedule inspections, negotiate repairs, or make calls on your behalf. What it does is read your purchase agreement, build the task list that gets you to closing, compute every deadline, and keep you ahead of them, with a portal your clients can check anytime. If that organization and tracking is what you'd hire a TC for, Tracd covers it.

What if the AI reads my contract wrong?+

Nothing lands on your checklist until you've confirmed it. After the upload, every extracted value goes to a review screen with anything uncertain flagged for a second look, and you can correct any date or term later if something changes.

Do I need a credit card to get started?+

No. Your first transaction is completely free, no card required. You'll only add payment when you're ready to start your next transaction.

What happens if I go over my plan's included transactions?+

You'll pay a small one-time fee for that extra transaction ($20 on Essential, $15 on Pro), charged only when you actually use it. Never a surprise batch invoice at the end of the month.

Do you offer team or brokerage pricing?+

Not today. Every Tracd account belongs to one agent, and plans are priced per agent. If you're running a team and want a shared plan, email support@usetracd.com and tell us what you'd need — that's how we decide what to build next.

What states are supported?+

Delaware is fully supported today, with more states actively being added. Everywhere else falls back to a generic checklist in the meantime. If yours isn't listed yet, email support@usetracd.com and tell us which state you work in — that's how we decide what to build next.

What can my clients see?+

Send your buyer or seller a secure, read-only link to follow their transaction, with no account or app download required on their end. This client portal shows an accurate summary of each phase's status and uploaded documents, never your full task list. Each link only ever shows that one transaction.

Is my data secure?+

Each agent's transactions are isolated at the database level, so no other customer can reach your data. Uploaded documents live in private storage and are served only through short-lived signed links. Client portal links require verification for access, are limited to a single transaction, and expire on their own.

Can I cancel anytime?+

Yes. Manage or cancel your subscription anytime from your billing settings. No phone calls required.

Nothing missed, contract to close.
